Where do the comparable sales come from?
From a national property-data provider: recent sales near the subject, with beds, baths, square footage, lot size and sale date for each. CompAgent pulls the candidates, scores them against the subject and puts the closest matches in front of you — you decide which ones belong in the report.
Is a CompAgent report an appraisal?
No. It is a comparative market analysis: an automated valuation and a set of comparable sales, prepared to support a listing conversation. An appraisal is a formal opinion of value by a licensed appraiser, and nothing here substitutes for one.
How do the adjustments work?
Each comparable is adjusted toward the subject on the differences that move price — size, bed and bath count, lot, condition and sale date. CompAgent suggests each adjustment and shows its arithmetic; you can change any number, and the adjusted median updates with it.
Can I put my own branding on the report?
Yes. Your name, title, brokerage, phone, email, licence number and photo appear on the cover and on every printed page. The report is the thing you hand a seller, so it carries your name rather than ours.
How long does one report take?
About a minute from typing the address to a printable report — including the comparable sales, the photos, the adjustments and a written pricing recommendation.
What happens when the free trial ends?
Your plan starts and the card you added at signup is charged at its listed price. We email you before that happens, with the date and the amount. Cancel any time before the trial ends and you are not charged at all.
How many reports can I run?
Solo covers 50 reports a month; Pro is unlimited for normal working use. Re-opening a report you have already run never counts again, so revising a price or reprinting for a client costs nothing.
Does it cover my market?
CompAgent covers residential addresses across the United States. Data depth varies by county — where recent sales are thin, the report says so rather than quietly filling the gap.
